New High School for College Station I.S.D.

layout_01 The city of College Station and College Station I.S.D. have been in the talking, planning, and finally the implementing stages of the newest addition to the C.S.I.S.D. system.  Plans for a new high school, which have been underway for approximately a year, are nearly complete.  Announcements have been made during bond updates that construction is set to begin sometime this summer, and as early as May.

Is it Time for an Upgrade?

energy starYou’ve had the appliances in your kitchen forever.  For the most part, they are in pretty good shape and serve their purpose.  Why worry about budgeting for an upgrade?

Homeowners often forget the impact inefficient appliance have on their power bills.  For instance, replacing a refrigerator made before 1993 with a new, Energy Star-rated model could reduce your yearly electricity costs by $65-$100.  And with the hot, Brazos Valley summer quickly approaching, what better time to take a look at your air conditioning unit?  Additionally, rebates are currently being offered by the federal stimulus bill to provide further incentive for replacing old appliances with energy-efficient alternatives.

U.S. Commercial Real Estate Behind on the Mortgage

The average Brazos Valley resident has experienced at least some of the effects of a weak economy over the past couple of years.  However, these effects have finally trickled their way up and become evident in the realm of commercial real estate.  Commercial real estate refers to buildings or land intended to generate a profit; there are five types of assets in CRE: Multi-family (condos, large apartment complexes – of which we have many for the TAMU college students in town); Retail (malls); Office (businesses); Industrial (factories, warehouses); and Lodging (hotels, motels).

The Facts on Flooding in the Brazos Valley

floodsWhile it is somewhat relieving to know that homes in the Brazos Valley are not located in a mapped floodplain, it may cause homeowners in our area to feel over-confident about their lack of risk.  And that can be a costly mistake.  For example, about 70% of the 2,300 homes that flooded in West Harris County last April were not in a mapped flooplain.  Additionally, 65% of the area that flooded during Tropical Storm Allison in 2001 was not in a mapped floodplain.  And those are our Houston neighbors, less than 100 miles away.

Watch: A Tiny Apartment Transforms into 24 Rooms

Gary Chang, a Hong Kong architect, lives in a tiny (344 sq. ft.) apartment.  But thanks to ingenious design and accordion-like wall units, he can create at least 24 different room configurations using his limited space.

The trick is using shifting wall units suspended from steel tracks bolted into the ceiling.  His apartment contains everything he could ever need: bedroom, bathroom, kitchen, laundry room, library, dressing room, lounge with a hammock, dining room, even a wet bar.

Mr. Chang has lived in this same apartment since he was 14.  At that time, he shared it with his parents and three younger sisters.  When they moved out in 1988, he began his novel experiment in flexible living.
